Project Overview

The Cabrillo College and UCSC Student Housing Project, which will be named Costa Vista, is historic, as the first California Community College and University of California (UC) student housing collaboration to be located on a community college campus. The 257,000 square-foot, 624-bed project will span three buildings, with 60% of the beds designated for Cabrillo College students and 40% of the beds designated for UCSC students. The Costa Vista Housing Project will include single occupancy, double occupancy, and family units, and will also feature a child care center for its residents. By state statute, rents for all units will be affordable.

The project developer is Greystar, the general contractor is Devcon Construction, the public private partner is Collegiate Housing Foundation, and WRNS Studio is the project architect. Jones Lang LaSalle is the project management firm, and Raymond James is facilitating the sale of the state bonds to finance the project.

Student Housing Project Childcare Center

The Cabrillo College and the Cabrillo College Foundation are raising $5M in funding to construct a new 5,787 square-foot childcare center as part of its student housing project.

  • The Childcare Center will offer subsidized care for approximately 50-64 infants, toddlers, and preschoolers between 6 months and 3 years of age, supporting low-income student parents attending Cabrillo College or UCSC.

  • This center will include 3,562 square-foot of classroom space, 2,225 of childcare services, and an outdoor space of at least 3,900 square-feet - all of which meet California regulations for childcare licensing.

  • Core components of the program include providing high-quality, full-time childcare with early childhood educational programming, space for outside play, and nutritional food service that offers meals three times per day.

  • The new childcare facility will be managed by Community Bridges after a competitive selection process led by the college.

  • The center will support employing 12 to 16 professional staff, including a site supervisor, early childcare education specialists trained by the college, a meal prep staff member, and support staff.

The Childcare Center will provide convenient childcare for student parents and workforce development training opportunities in early childcare.

  • Low-income student parents will have access to subsidized high quality full-time childcare services - so they can return to college to get skills, degrees, and certificates to access high-quality, higher-paying jobs. It also ensures improved social, economic, and health outcomes for the whole family.

  • The college is seeking to have Cabrillo College Early Childhood Education students participate in paid, hands-on teacher experiences that work towards state licensure requirements as an early child care provider.

    • Up to nine (9) associate teachers each year could receive this hands-on training under the supervision of a master teacher.

    • Many of Cabrillo’s Early Childhood Education students are preparing to transfer to obtain teaching certificates and need this experience to prepare them for that advanced education.

Licensing will begin August 1, 2026.

To live in the apartment building, Cabrillo students will need to meet state requirements, which include low income status, enrolling in 12 units or more each term, and remaining in good academic standing. The housing program will give first priority to students who are homeless, transitioning from foster care, and veterans in need of housing.

Licensing agreements are for 11.5-month terms.

Rates include all utilities: internet, electric, gas, water, trash and sewer.

The project envisions a total of 647 beds. Approximately 60% (376 student beds + 21 family beds) will be designated for Cabrillo students per the State funding requirement and 40% (240 beds) will be designated for UCSC students. Two beds are designated for the Resident Director and the remaining beds are designated for Resident Assistants, who may be affiliated with either school.

There will be family housing options in the north building of the project with units designed for family housing. The north building will also house a childcare facility for resident and non-resident families to use.

UCSC will determine the specific students that are housed at the Cabrillo campus, and the intent of the project is to foster seamless and easy transfer between Cabrillo and UCSC. In that sense, continuous residence at the same housing site may be a benefit for students intending to transfer to UCSC.

With exceptions for special circumstances, we do require residents to have a guarantor. A guarantor is a person(s) who agrees to be financially responsible for the resident’s rent, if the renter fails to pay.

The apartments have full kitchens in each unit. For a quick bite, there will also be a “grab and go” space in the Central building.

Rental installments are due on the 1st of each month, and become late on the 4th. We accept payment via check, money order, or through our online system via the Resident Portal.
